Hip to Gable Loft Extensions
Hip to Gable Loft Extensions are where a ridge line of a hip-end roof is extended and made larger to make a gable - end roof as quoted in the picture below. This increases the actual size and scale of the loft room and the rear dormer is included to maximise the size of the loft room. The existing roof on the property is removed, we then build a gable end in stud framework, or brick and render accordingly, and however we are able to match up using slate tiles. This type of loft conversion would need to have planning permission approval prior to works being carried out.
Flat Roof Dormer Loft Conversions
A Dormer is when the space in the loft is increased in size and head height and living room. This is needed to help incorporate stairs into the new habitable room. A dormer window or two in then installed for light as shown in our picture. This dormer is usually located at the rear of the property.
Pitched Roof Loft Conversions
As per the flat roof dormer, but this style of dormer is finished with a pitched tiled roof; this type of roof is particularly suited to older houses and cottages. The dormers erected are usually smaller in size to be I keeping with the appearance of your property. The pitched dormer is used to replace a hip to gable when planning is required.
There are a number of different ways that a loft can be converted. However, not all lofts can be classified as habitable rooms unless they are constructed to comply with current Building Regulations.
Your loft needs to have the following to meet building regulations.
- Plans approved by Building Control.
- Work inspected and passed by building control.
- Insulation to comply with the correct U-Values.
- A proper fixed staircase.
- A hallway is required and fire check door to the entrance of the loft.
- Smoke detectors on all floors.
- Certified Electrical certificates.
- Final certification for completion of works from council.

- Invalid building & fire insurance.
- Problems selling your house in the future.
- The loft will not be classified as a room but just loft storage area with no real value and in most cases the build cost will not be recovered.
